Has anyone bought a house using a buying agent? i like the idea, but a lot of them seem to be very expensive & aimed at high end property and very expensive, I'm looking for someone who is affordable and a flat fee not commission based. Any feedback or recommendations?

I used one - Select Property Advisers. Worth every cent in freedom from hassle. Flat fees - keep dreaming. They all charge commission.

What's the best way to set up a temporary spare bed for a guest?

Would need to buy the mattress or whatever but I do have all the linen/pillows already.

Grab an inflatable air bed from kmart or similar if you don't want to give up the space permanently. They're pretty comfy for a couple of nights.

Got to the beach with junior. Beach Rd is very busy already. Parking is being quickly claimed. So glad we got here when we did.

Went for a drive out to Altona for a crunchwrap supreme from Taco Bell and then over to ... I just checked the maps and apparently it's Laverton North but it's not where I'd say Laverton North is.. anyway I took the car over to "Laverton North" for a nice wash to get the bugs and road off from my long weekend adventures.

Lovely brrr'ing around with some tunes and AC on a warm evening.

Edit: I mean, I guess it can be Laverton North..

The cool breeze is slowly cooling down the place. Already broken yesterday's low :)

Still, would be nice to be a little colder for sleep, but I'll take all the wins I can get

Edit: wait nvm I can't read. It's still insanely hot, it just feels so much colder than it is for some reason

The wildlife water dried up and blew down while I was asleep. It's the light material and the flat wide aerodynamic shape. The raised placement also lets gusts of wind get under to pick it up. I put it in that spot for a reason and chose a shallow dish so animals/insects don't drown but it's a bit inconvenient.

I put it back, peeled the huge block of ice out of the silicone bowl/jelly mould to weigh it down and filled it the rest of the way with water from the tap. The ice should keep the platter held down for a while and keep everything cool. It can also slowly refill the water as it melts.
