Nothing crazy here. Just a 1967 semi-time capsule in Kansas to get the ball rolling. That fireplace is pretty sick.

Yeah, they're a weird compromise between "open concept" and "we want privacy since our bedroom is in the living room"

Totally correct. Far cheaper to replace than the wrong couch.
